Warranty & insurance
Plain terms, in writing
We would rather tell you exactly what is covered than make a big promise we can't keep. Here is how our warranty works, what it leaves out, and how to make a claim.
What is covered
We have built our business on reputation, goodwill and long-term relationships. We are reasonable people, and we look at every concern on its merits. For as long as we are in business, you can call us about your project, and we will be here to support your property's needs over the years.
Our warranty covers defects in workmanship and materials in the hard landscaping and structures we build, for one year from completion. It applies to the work listed on your signed estimate or written change orders, once it has been paid for in full. If something we built fails because it was installed wrong or the material was faulty, we will make it right.
The written warranty runs for one year. After that, we review each case individually and decide at our discretion. Safety matters most to us. If something we built becomes unsafe, we want to hear about it, and we have repaired our own work well after the warranty ended when it was the right thing to do. That is how we have handled these cases in the past, not a commitment to repair work outside the written warranty.
What is not covered
- Warping, twisting, splintering, cracking and discolouration of wood, including pressure-treated lumber and cedar
- Sod, live plants, shrubs and trees
- Damage from de-icing salt on interlock, natural stone or concrete
- Damage caused by the owner, by others, or by neglect, during the warranty period
- Work by other contractors that we are not managing and paying for, and services we do not offer
Some products, such as composite decking, pavers and railing systems, also carry their own manufacturer warranties. Those are separate from ours and follow the manufacturer's terms.
Insurance and your site
Cabana Landscaping Ltd. carries $2,000,000 in commercial general liability insurance. Documents can be provided upon request.
How to make a claim
- Contact us. Call, text or email us with your address, a short description of the problem, when you first noticed it, and a few photos.
- We respond promptly. We take the quality of our work seriously, and we want you to be able to enjoy what you paid for. We'll review your photos and, if needed, come and look at the work.
- We make a plan. If it is covered, we schedule the repair. If it isn't, we will still want to help, and we will work with you to find a solution that works for both of us.
Please contact us before anyone else repairs or changes the work, so we can see it as it was.
Common questions
Why one year, and not longer?
We would rather promise what we can stand behind. One year of full coverage on workmanship and materials, in writing, is a promise we keep. If a product carries a longer manufacturer warranty, that coverage still belongs to you, and we will help you with the paperwork.
Does the warranty cover wood that warps, cracks or fades?
No. Wood is a natural material. Pressure-treated lumber and cedar can warp, twist, split, crack and change colour as they weather, even when they are built and cared for properly. Those changes are not defects in workmanship, so they are not covered. A good stain or sealer applied on a regular schedule slows them down.
Are sod, plants and trees covered?
No. Sod, live plants, shrubs and trees are not covered under any warranty, because their survival depends on weather, watering and care that we do not control. If you supply your own plants, check whether the supplier covers them. Replacing them would be extra labour.
Can I use de-icing salt on interlock or stone?
We recommend against it. Calcium chloride damages interlock, natural stone and concrete, and using it voids the warranty on that work. Landscapers' choice used in moderation is a safer alternative.
Do I have to pay in full before warranty work is done?
Yes. Accounts must be paid in full before materials are replaced under the warranty. Your warranty period begins once you have accepted the finished work.
Who gets the permits?
You do. Permits vary between municipalities and change often, so the homeowner is responsible for confirming what a project needs and obtaining it. Decks, retaining walls, structures and changes to grade often need one. Check with your municipality before work starts. We are happy to talk through the project so you know what to ask.
What about other trades and contractors?
Work by others is not covered by our warranty, unless it is under our control and Cabana Landscaping Ltd. is paying their invoice. The same goes for services we do not offer, such as electrical, plumbing or roofing. For those we can usually refer you to a trusted third party. You deal with them directly, which saves you our markup, and their work falls under their own terms.
This page is a summary. Your signed estimate and terms are the full agreement and control what is covered.
